I arrived on site and observed that the mini split system was not operating correctly. After inspection, I identified a refrigerant leak as the root cause of the malfunction. Due to the leak being too small to detect during this visit, a follow-up is necessary. We will need to return with two technicians to complete the repair. Please note, the outdoor unit is located on the rooftop, while the indoor system is on the second floor, servicing two zones—one in the main bedroom and one in the living room. Once we have pinpointed the leak, we will provide a full resolution plan.

* Will recommend adding armoflex to copper pipe 
* And would seal hole where line set comes out




Indoor Unit

* Air handler unit is running properly not noticing any issues with it at this time
* Blower FLA 4.9.     Getting FLA 2.7
* Coil looks to be in great shape clean no signs of any dirt or debris in coil cabinet for air handler unit looks super clean no major issues 
* All wire connections look great from disconnect and low voltage connections 
* All float switches seem to be operating properly 
* Would recommend full duct seal and seal all supply runs 
* Wild recommend surge protection on indoor

* Filter is clean looks to been changed recently 
* Drain line has been cleaned condo pump is not to bad 
* Furnace is a 2012 Goodman heating output is 60,000
* Coil is a 2008 R-22 Freon

* MFD 08/2008  3 ton unit 36000 btus 
* Unit is running a bit rough pulling high amps on out door may be causing high power bills 
* Unit capacitor is a 35/5 getting 34.2  and getting 4.9 capacitor is not in the greatest condition but still operational

Duct Work

* Duct looks in decent condition not noticing too much debris or dirt did notice that there is a lot of biological growth inside of the ductwork would recommend breathing easy package 
* Return looks up to size all runouts look up to size and insulation looks good all the way around
