Upon evaluation, both units were found to be older in age; however, they are currently operating within normal parameters and functioning as designed at the time of service. System components were checked for overall performance, airflow, and general condition, with no immediate operational failures observed. Discussed findings with the customer, including the age of the equipment and the importance of ongoing maintenance to help ensure continued reliability and efficiency. Provided professional recommendations to improve system performance and indoor air quality, including duct cleaning services to address potential buildup within the ductwork. Additionally, discussed the benefits of installing surge protection to safeguard the HVAC systems from potential electrical damage, which is especially important for older equipment. Arrived on site and spoke with the customer regarding concerns with the HVAC system, which was originally installed by another company approximately four years ago. Performed a thorough inspection of the system and found that it has sustained significant electrical damage. The high-voltage components are burnt up, indicating a major failure within the system. Discussed findings in detail with the customer and explained the extent of the damage, along with potential safety concerns associated with operating the system in its current condition. Due to the severity of the issue and the fact that the installation was completed by another company, the customer has elected to contact the original installing company (or another provider) to proceed with repairs. System was left off to prevent any further damage or safety hazards. Customer understands the situation and next steps.
Arrived on site to investigate a suspected refrigerant leak. Conducted a thorough and detailed inspection of the entire system, including all indoor and outdoor components. The system, which was installed in 2026, was carefully evaluated due to its relatively recent installation. All accessible areas of the equipment were checked, and no leaks were detected within the system itself. Further inspection of the line set was performed, including tracing the full length of the piping. A leak was ultimately located on the line set beneath the mobile home. Due to the confined space and limited accessibility in this area, it is not feasible to safely perform a repair using torches to braze or solder the affected section. Based on these findings, it is recommended to replace the line set entirely to properly resolve the issue and ensure long-term system performance and reliability. This will eliminate the leak and prevent any further refrigerant loss or operational concerns.
Arrived on site and performed a comprehensive inspection of the HVAC system. Upon evaluation, the system was found to be operating properly and within normal performance parameters. All major components are functioning as designed, and no immediate issues were identified at this time. Additionally, all installed UV systems were inspected and confirmed to be operating correctly. During today’s visit, one surge protector was successfully installed to help protect the system from potential electrical fluctuations. It is recommended to return at the earliest convenience to install the remaining surge protector in order to ensure full protection of the equipment. Overall, the system is currently running efficiently and safely. Will follow up with the customer to schedule a return visit to complete the surge protection installation.
Upon arrival at the job site, a complete inspection of the system was performed. During the evaluation, it was determined that the system is in need of a properly installed auxiliary drain pan beneath the unit due to the finished space located directly below. At this time, there is evidence of water leakage occurring, which poses a risk to the surrounding area. Further inspection revealed that the existing condensate drain setup is not functioning correctly. The current P-trap and drain line configuration is allowing water to be pulled back into the system, rather than draining properly. As a result, condensate is overflowing the internal pan and contributing to the observed leakage. It is recommended that we return to reconfigure and properly install the P-trap and drain line to ensure correct drainage and prevent water from being drawn back into the system. Additionally, installing an auxiliary drain pan will provide an added layer of protection against potential water damage in th

Both systems were found to be running properly and within normal operating parameters. No signs of mechanical failure, electrical issues, or refrigerant-related concerns were observed at this time. Equipment is clean, well-maintained, and functioning efficiently. Discussed system condition and preventative measures with the customer. At this time, the customer has expressed interest in improving system protection by adding two condensate drain safety switches to help prevent potential water damage in the event of a drain line blockage. Customer would like to proceed with this upgrade at a later time. Overall, both systems are operating as designed with no immediate issues present.
Reason for Visit: Customer reported a no cooling (no A/C) issue at the residence. Findings & Diagnosis: Upon arrival, a full evaluation of the system was performed. The primary cause of the cooling issue was identified as a clogged condensate drain line, which was restricting proper drainage and system operation. In addition, a significant biological growth issue was observed within the upstairs system. Further inspection revealed that the existing supply trunk line is undersized for the current system and home configuration. The home was previously upgraded from a 2-ton system to a 3-ton system, and additional square footage was added. The upstairs area now totals approximately 1,500 square feet, which exceeds the capacity of the existing ductwork design. Conducted a comprehensive inspection of the entire system, including all major components such as the compressor, condenser fan motors, and blower motor. During the inspection, identified that the condensate drain line is not properly connected and will need to be corrected to ensure proper drainage and prevent potential water issues. Additionally, observed that the ductwork “doghouse” only covers the top portion of the duct system, leaving the remaining sections insufficiently protected. Recommended installation of a surge protector to help safeguard the system from electrical damage and improve overall reliability. Customer has main concern in main level ductwork being that he has a little bit of growth inside the ductwork. I arrived on site and observed that the mini split system was not operating correctly. After inspection, I identified a refrigerant leak as the root cause of the malfunction. Due to the leak being too small to detect during this visit, a follow-up is necessary. We will need to return with two technicians to complete the repair. Please note, the outdoor unit is located on the rooftop, while the indoor system is on the second floor, servicing two zones—one in the main bedroom and one in the living room. Once we have pinpointed the leak, we will provide a full resolution plan.
