I came to this location and didn't find any leaking of water or condensate at any location. The secondary pan was dry. All line set were dry within reason. No condensate dripping any where. The discharge line was dry and all other connections. The only exception I found was at the support block under the unit. I saw condensate but none dripping.

I preformed a tune up atthis location and presented with surge protection, Battery Cap, arcc, coil sterilizer, duct modification, ionizer, and high performance Filter. Client will revist after they pay the bills at the end of the month to see what they can purchase hase.

Arrived today for a tune up, customer wanted the system to be checked due to a problem she had last year, she had a leak and they only added freon and she spent 1300 just on freon, checked pressures and they were low, found leak in the evap coil, gave her options about repairs she was looking more into replacing the system. Gave her options, customer was not ready to make a decision today. She paid the $39 today.

80% gas fired furnace two-and-a-half-ton cased coil located in the Attic through a Scuttle hole in the upstairs hallway Tech will need a 6 ft ladder. Condenser located in the backyard access to the backyard on the right-hand side of the house through the gate. Difficult access to the condenser due to pool pump and a gate we could remove the panel and reinstall after replacing condenser. Customer mentioned wanting to put the condenser on the side of the home however after looking at the layout this would be almost impossible if not completely impossible due to where the electrical panel is and the amount of labor and material would put this job well over a typical budget for the same type of install. I would highly recommend going back with everything where it is. Customers getting multiple quotes wanted to know if we didn't do the disconnect and thermostat would we lower the price also wants to look into the zero percent for 60 months through Facebook.

Arrived today for a tune up, customer is looking for more quotes, his house was affected by the hurricane, he has more appointments coming up with other companies, he is not living in the house, he is remodeling, but he wants this quote to be emailed to him. Sent all the quotes to him.

Replaced flue.

Customer states that the roofer came out yesterday and said that it's because of the HVAC drain line that there is Sheetrock damage however our drain lines are in the bay over a foot away even if it was draining from there you would see a longer seam of water damage or even discoloration in the small seam that is directly above the window about an inch over. If you look at the photos you can see from the window Edge to where our drain lines are are well over a foot. Also the system has not been shut off since she noticed the water damage and there is a video of me touching the ceiling damage and there is no moisture on my hands or present. The system is constantly producing condensation and if it was from the system it should be wet. It does look like it's about to rain but it's only a 15% chance I did tell the homeowner to keep an eye on the spot and if she noticed that it gets wet than it is a roof issue and not a drain line issue. Installed new sparker for gas hot water tank and lit pilot light.

Cooling tune up, checked pressures and wiring, also cleaned coils.

For this location, I preformed a tune up for a first responders. I check the capacitor and the contactor at the condenser and also cleaned the coils by removing the fan motor and sprayed from the inside out. I proceeded to the air handler and found some insulation that came apart from the blower door and had partial blocked the blower. I removed it and x checked the remainder of the air handler. Since the customer stated they had a high degree split between set point and actual temp in the space I checked for refrigerant charge and found it was good. The insulation is what I believe d to be the problem atthis poi t in time.

Customer states that there's a white residue I checked upstairs there is no apparent leakage on the return side of the system which would cause this the home is only two and a half years old which leads me to the assumption that when the home was getting sheet rocked and painted they ran the AC it's coated the inside of the Ducts and needs to be cleaned. I uploaded a photo of a receipt they received from Anthony for work they didn't even really approve of or knew what was going on he was only supposed to install a filter I don't know what all was said agreed upon or anything before I arrived. They were also told their money would be accredited back to them. We need to see if the money was ever put back into their account I will put in an estimate for a duct cleaning and if they have not been refunded their money then we can take that off of the duct cleaning. Gave customer the price of 50gallon gas water heater 2987. Customer is only entertaining quotes at this time and isn’t ready to pull the trigger on anything as of right now. Spoke to Justin in regard to this.

Arrived today to perform tune up but due to the thunderstorm and rain i was not able to work on the system took a video of it and its on service titan. Customer will be home all day tomorrow he said it was fine. Arrived today to finish up with the tune-up found a leak in the evaporator coil recommend options about repair versus replacing the system to the customer. They request a different size system because the 2 1/2 ton that they have is not cooling properly so they wanted a 3 ton. sold them a 3-ton Daikin system 14 seer 80% gas furnace will have a new disconnect a new electrical web new condenser pad and a new drain pan customer finance through Greensky, and they also activated the account.

Two systems on this home both 80% gas fired furnaces are located in the Attic attic pull-down ladder is located in the daughter's bedroom top of the steps take a left take a left again and it's the room at the end. When you go up to the attic ladder the downstairs system is the one to the left the condensers are located on the right hand side of the home and also from that point of view if you look at the units the downstairs unit is to the left. The system has a bad communication board. Ferguson is looking into it I did let the homeowner know that while the part is under warranty there would be labor and handling fees involved since the customer is going to have to go with the repair I did not collect the $39 we will waive it with the repair and I will call him back with a quote once I receive information from Ferguson and I will also email the estimate to him.

I arrived at 12:45 at this location and cst mentioned the tstat showed a miscommunication problem. The system was running at the time of service but he also stated the zone system seemed to be backward compared to how he had the two tstats programed to operate. He showed the scheduling to me and during the day the downstairs should have been blowing out air but it was not. The upstairs should be blowing out air at night but was on at the time of the service. At the time of service, the downstairs which is one 1, should have been blowing cold air. It wasn't Tracing the duct to show the upstairs area,zone 2, I located the zone 2 damper and then traced the wire back to the zone controller and found the wiring to the zones troller was reversed. It was located on zone 2 and not zone 1. I reversed the wiring and checked system operations. All is well now and cst is happy.

When I originally arrived for a no cool call. I noticed that the inverter board had excessive burn marks on the front face. The control board was receiving low voltage and the contactor was receiving high voltage to get the customer another board the next day. After removing the old board I did notice that the cause of the short was due to Insects getting into the cabinet getting behind the board and causing a short. Pictures in service Titan. Arrived on site to diagnose why water was coming from the air handler in the attic. Found that drain line was clogged, causing water to drain into the return plenum, which had about 4” of water in it. Both system’s drain lines were cleared. A small hole was made in return plenum to allow water to drain into aux pan and prevent damage to ductwork or ceiling. Confirmed that neither system was producing icing and that both wet switches were working correctly. Both systems remained operational upon departure.

Arrived at customers house, customer explained he had an appt. and was in kind of in a hurry and wanted me to look at his outside unit and tell him what the noise was coming from it. Initially he thought it was the fan motor causing the noise. After putting gauges on and running fan motor only then compressor only. The compressor has given out on his system. Customer wants a price to replace the system but was unable to look and see if it’s a furnace or air handler because customer had to leave the residents for his appt.

Cooling Tune-Up.

Customer is still shopping around waiting for other contractors to give him quotes wanting to get the general rule of three quotes before moving forward with the projects. Dryer Vin is approximately 18 to 20 ft older end cap recommend replacing the end cap as well as cutting out a 3 inch diameter for the bathroom exhaust vent and running a new vent tube to the new cut in as well as installing a cap with a great on both dryer vent and bath exhaust vent this will keep birds and other Critters out of the exhausts. Also recommended a club maintenance agreement to get 20% off two visits a year and priority customer status. Customer would like the estimates emailed to them. Got model and serial numbers on equipment just in case, just didn't get the furnace model and serial number because they are inside the equipment and since we were not here for that I did not open the equipment because we did not have permission. 17 YO R22 customer understands system is failing and was quoted for replacement. Will follow up with customer Wednesday 7/17/2025.

Found both units 4 and 5 in complete disarray. Dollar Tree has had several companies working on these two systems and the condition of them show and the repair work. Found several issues wrong with both systems and they're at the point of its cheaper to replace than fix. Spoke with Justin and gave him all information on both systems as well as a contact number for Tony (610) 200-6957 for quotes to replace.
