On arrival, I did see that the fire department had turned the units off. I got deep into the diagnostics of these two systems to ensure proper inspection due to the fire department having them off and covering all grounds for safety. The unit that caused the smoke in the building was a burnt baron, and the smoke was coming from the ring after the bearings flew out. The rubber gasket was burning due to friction. Haven’t said that the bearing just can’t be replaced in these units be turned back on. Every safety measure that a factory goes through for equipment has been bypassed on both of these systems. Meaning high limit switches have been bypassed sensors have been tucked and cut. High-pressure low-pressure limit switches have been bypassed. The life of a commercial package is between 18 to 20 years with proper maintenance. System two is currently without function of gas heat. These systems are over 25 years old and have never had maintenance with the appearance and the condition of th

Greenville, SC - System last time I came was low on pressure. Substantially low and the truck that I was in at the time was just a regular van and it didn’t have anything on it so I couldn’t charge the system. When I came out this time, I had the refrigerant that was needed and I was able to get him up to pressures, but he does have a bona fide leak in the evaporator coil. I topped him off with approximately 2.7 pounds of 410 a to get him heating during the cold temperatures, but I will be finding him an evaporator coil. I did talk to him about potentially doing a buyback and getting him another system replacing this one just due to it being the better option and an upgrade to what he has right now. Again, the system does have a bona fide leak in the evaporator coil. Please see videos uploaded to documents. I will be getting separate pricing to give the homeowners a choice and a better option than just paying out to replace the evaporator coil.

Need to put a Duct design together and price for both systems out here because the ductwork is non-efficient to support the equipment that they have now. The homeowner wants a good solid price and may end up doing one before the other but if we can get a nice solid price for both can be done at the same time. The ductwork is losing and picking up so much of a transfer of Crawlspace air because of the condition of the insulation and mile are on the supply runs. There is also a lot of outside Airbnb invited to the Home and I went over with the homeowner a lot of places he’s got cold air blowing into the house because when I was standing there talking to them, I felt a constant

I preformed a tune up at this location and found nothing. This system is a Gree Double condenser mini split. I will admit it's on the larger size of mini splits. Cst declined to purchase anything du to the fact of them moving shirtly.

Nic did a great job evaluating why our commercial HVAC (2) were not operating properly. He showed the damage and came back the next day to replace the items. He provided repair/replacement estimates for one of our split systems that is about 20 years old. The system appear to working well and he did some predictive maintenance as well and replaced a belt before it will break.
