It is not ideal to run in cooling mode year-round due to the extreme temperatures within the winter and trying to maintain 65° inside of a data room. Key factors need to be taken in to consideration of baffles being put in front of the unit to keep wind off the unit during the winter time as well as consideration to replace the mini split here now with a system that is built for extreme temperatures, which will hold up to the fact that it runs in AC year-round. Replacement will be $15,987 and please note that this is on a 12-foot rack off the ground and the power is 208 - 230-volt gas pack “residential style”

The gas pressures seemed a little high and I checked them at 4.8 and backed them down just due to the flame being fat and uncontrolled by the burners with the flames touching in between giving it near rollout. I backed the pressures down to 3.4 giving it four solid flames, more controlled and ample for the heat needed for the home. I went over a list with the customer and she leans more towards the bottom portion of the list due to it, covering a few things within the list and she knows that she needs the parts that isn’t covered under warranty as soon as possible just to ensure that there’s no failure to the system, holding the flame by replacing the flame sensor and lighting by replacing the spark igniter.

System has issues with stage one and stage two heating. Stage one will need a pressure switch and a flame sensor but highly recommend going ahead and replacing both limits at the same time. Stage two needs a high limit at the blower as well as a belt for that blower. There is a belt present that can be put on when the sensors are changed out. Stage two also should have the flame sensor and pressure switch replaced because they are to the point of failure and intermittently do. I have a list of parts and will put together a quote to be approved, but the workers would like to see a quick response to replacing the parts for tomorrow because the system can run after these things are addressed and replaced. Please note that the heat exchangers are newer, but the rest of the system is not, the burners need cleaned very bad because the ports are mostly clogged, causing the flames to not be consistent and going straight into the chambers causing it to hit rollout as well. Spoke with Justin and Sean was having an issue getting access to the main house to look at that system. Customer needs to be rescheduled knocked on the door, called and no answer. Customer has another system on the back building that I did get a chance to check for heating but not the main house.    

Arrived back at customers house on Saturday knocked on the door several times called the number on file no answer at all. Called Justin again and informed him I’m unable to get in touch with the homeowner. Waited an additional 30 mins knocked on the door once more and left.

We need to put in a work order for a designated power source for the heat kit on the package unit. Customer states she will be out of town next week, but she can get her neighbor to come over if we want to set up a day for next week.
Room will need to be made in this panel with slim line breakers. There is room to change out 130 slim line and another 40 slim line to create the room to add our designated power source. This job will require our unit to be running on a 30-amp breaker for the heat pump and a 50-amp breaker for the 7.5 KW heat kit
Please note that the breaker box is directly to the right of the package unit
The wire that is present now is number six wire going to the 60-amp breaker. So, if we just changed that breaker there on the number six wire to a 50-amp breaker, we could use it on the heat kit and just add a disconnect and eight wire to a 30-amp breaker for the heat pump.
Materials will be approximately 15 feet of number eight wire, a disconnect and a liquidity and fit

On arrival, I did see that the fire department had turned the units off. I got deep into the diagnostics of these two systems to ensure proper inspection due to the fire department having them off and covering all grounds for safety. The unit that caused the smoke in the building was a burnt baron, and the smoke was coming from the ring after the bearings flew out. The rubber gasket was burning due to friction. Haven’t said that the bearing just can’t be replaced in these units be turned back on. Every safety measure that a factory goes through for equipment has been bypassed on both of these systems. Meaning high limit switches have been bypassed sensors have been tucked and cut. High-pressure low-pressure limit switches have been bypassed. The life of a commercial package is between 18 to 20 years with proper maintenance. System two is currently without function of gas heat. These systems are over 25 years old and have never had maintenance with the appearance and the condition of th

Substantially low and the truck that I was in at the time was just a regular van and it didn’t have anything on it so I couldn’t charge the system. When I came out this time, I had the refrigerant that was needed and I was able to get him up to pressures, but he does have a bona fide leak in the evaporator coil. I topped him off with approximately 2.7 pounds of 410 a to get him heating during the cold temperatures, but I will be finding him an evaporator coil. I did talk to him about potentially doing a buyback and getting him another system replacing this one just due to it being the better option and an upgrade to what he has right now. Again, the system does have a bona fide leak in the evaporator coil. Please see videos uploaded to documents. I will be getting separate pricing to give the homeowners a choice and a better option than just paying out to replace the evaporator coil.

I put the plug back on and ensure the reverse and valve was improper function but also addressed with the homeowner some efficiency issues with the ductwork. Need to put a Duct design together and price for both systems out here because the ductwork is non-efficient to support the equipment that they have now. The homeowner wants a good solid price and may end up doing one before the other but if we can get a nice solid price for both can be done at the same time. The ductwork is losing and picking up so much of a transfer of Crawlspace air because of the condition of the insulation and mile are on the supply runs. I came to thisblocation to find a noise as the system turned on. I checked capacitor, blower motor, compressor, contactor, and heating side for any kind of noise on start up. I found and heard nothing. Cst stated the system has not made that noise since my arrival. Unfortunately, I can't fix what can't find. Cst stated she would try to get it on video the next time it happends.

After arrival, I found the blower motor not blowing at full capacity. I checked for 240v and we had it. Also for 24v, and we had it. I checked to see if any board outside co trolled the blower and it didn't. I concluded the blower motor ecm was bad . I obtained a new gentec ecm motor and and installed in the existing Air handler and checked for proper operations. It was operating as it was designed.

Nic did a great job evaluating why our commercial HVAC (2) were not operating properly. He showed the damage and came back the next day to replace the items. He provided repair/replacement estimates for one of our split systems that is about 20 years old. The system appear to working well and he did some predictive maintenance as well and replaced a belt before it will break.
