Arrived today to diagnose the system, subcontractors called us because they were doing some remodeling in the owner's house and they messed up the high voltage wire, this system was inverter and communication, reset the system. Unit is back online. One thing I mentioned to the owner is the drain, was not draining properly, and all the water is going back to the system and will create bacteria in the future. Spoke with him about humidity problems he has in the crawlspace, also told him that the drain doesnt have any grade going down so all the water is going back to the unit and its creating bacteria inside the system, offered him some options but he just wanted to take advantage of the free tune up.

New drain pan switch to protect ceiling was installed on the 10th of July 2025 also repositioned it in the pan so that it would activate at the lowest point of the pan to avoid water buildup as much as possible where it was at currently it would almost fill up the entire pan because it was in front of the unit but the drain pan dips down on the left hand side further than the front.

Arrived on site to determine why thermostats were reading higher than expected. Found that system’s fan speeds were set high, leading to a lower temperature split between supply and return vents. Blower speeds were decreased to allow for a higher temperature split and better dehumidification properties. All systems were operating correctly upon departure and this change will allow systems to produce colder and more comfortable air.

I preformed a three system tune up at this location. I found the need for surge protection and Easy Start for the immediate time. For the near furture; coil sterilizer, high performance filter for the main living area and possibly the converted garage area. The system enhancements were ionizer and bacteria and virus eliminator.
