Arrived today to perform tune up, txv valve is bad refrigerant is not moving properly, recommended them some repairs but they wanted to move forward with replacing the system. sold for 13,287 they financed through synchrony. Owner is a fire fighter, so he got the tune up for free.
Inspection and installation were very good, with one notation. The installed air unit had a "leak" that developed with the water elimination portion. A water hose had apparently become blocked during the installation and allowed a small amount of water to stain our ceiling. However, the company was extremely responsible for the repair of the "leak" and all cleanup. They came out as soon as the stain was noticeable, and replaced the piping that was responsible for the leak. The piping that was replaced was not a portion of the original installation, but was likely due in part to the new installation. Plans are to follow-up with us to paint/remove the ceiling stain.

Arrived today to diagnose the system, found water in the drain pain, clean the drain line with my vacuum no water was coming out thru the drain line, i will go ahead blow it out with some nitrogen but installer need to come back and fix the drain line as well. Customer will be home Monday afternoon around 3:00pm please check the drain line make sure it is draining properly. 7/14/25 At this location, I found the secondary drain full of water and leaking again on the ceiling below. The drain was clogged and backed up Into the primary pan and over flowing into the 2ndary. I located the drain line in the crawl space and and cut it in an attempt to fi d the clogged. Nothing found. I cut the drain line going in the wall and found nothing. I determined the drain line within 3 feet of the pan was the clogged part. I aquired fittings for the two different types of piping, pvc and cpvc, and proceeded to replace the drain line that was in place(see pics). I also attached the secondary pan t

Replaced blower motor capacitor. System remained operational upon departure.

Please send all photos and videos to the customers email customer also signed up for maintenance agreement please schedule them for a furnace tune up since the system is also a 19-year-old gas-fired furnace it will be in the best interest of the homeowner as well as the company since we were the last ones to touch it to verify that the heat exchanger due to the age of the system Daikin also offers a 20-year heat exchanger warranty this is not a Daikin but just making that statement for the recommendation of a new 90% gas fired furnace which would be more efficient as well and help move more air. Customer currently has an 80% gas-fired furnace with a three-ton 410A cased coil and condenser. The AC side of the system is a year old or a little less according to the customer. The 80% gas fired furnaces 18 to 20 years old. The systems are mixed matched and not the same brand. Also the ductwork is undersized for 3 ton according to measure quick I have a high total external pressure on bo

Arrived on site to add refrigerant to upstairs system. Refrigerant levels were corrected. Replaced upstairs condenser capacitor. Tech will return on Friday to replace blower motor capacitor.

Arrived on site to perform a diagnosis on why system is not cooling. Found that condenser had undergone a low pressure lockout due to a critical leak at the high pressure switch. Tech quoted customer for leak repair and new R410A refrigerant. Customer agreed to repairs and a technician will be out to repair the leak and recharge the system early next week.

Arrived on site to determine why system was not cooling properly. Checked function of all parts and found that everything was within specifications. Refrigerant levels were low, leading to a poor temperature split between supply and return vents. This was caused due to a leaking schreider valve core. Valve core was replaced and refrigerant levels were regulated. The system remained operational upon departure and was producing a >20 degree temperature split.
